Buyer Transaction Processes

Buyer Broker

  • Updates brokerage required CRM
  • Updates agents DocuSign/Dotloop or equivalent
  • Creates a Buyer Broker Expires calendar reminder
  • Sends an introduction email to the buyer with their executed paperwork

Under Contract

  • Updates brokerage required CRM
  • Updates agents DocuSign/Dotloop or equivalent
  • Creates calendar events for each deadline
  • Sends a "next steps" email to the buyer with their executed contract, and contact information for your preferred inspectors.
  • Sends a detailed contract recap sheet, MLS print out, and REPC to Title & Lending.
  • Sends confirmation of Earnest Money to Title, Lender, and Listing agent.
  • Follows up with the listing agent to obtain Title PR, HOA Documents, SPCD, LBP, and any other Disclosure documents required.
  • Obtains signatures on SPCD & LBP from buyer, and sends copy to Listing agent
  • Checks in at Due Diligence for any new addenda & updates the file as needed
  • Checks in at Finance and Appraisal for any new addenda & updates the file as needed
  • Checks in a week before closing to start Scheduling Settlement Process
  • Sends Client a "Settlement Scheduled" Email with address, date, and time of closing appt.
  • Finalizes brokerage required CRM & required commissions sheets
